Additional: VRBO Reservations: Guests are required to sign and return the rental agreement within 24 hours. For next day bookings, return within the 5 hours!
ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted. Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.
SUPPLEMENTAL AGREEMENTS
Guests may be required to sign a rental agreement. If applicable, it will be sent after the booking is confirmed.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
About the Space/Location:
The minute you pull into the well-appointed grounds of the Topnotch Resort & Spa you'll know you're on vacation! This spacious, newly renovated, and furnished condo will make you feel right at home. You get the amenities of the best resort in Stowe, yet the space and privacy of a luxury, impeccably furnished condo. Please note the fireplace is not in use at this time.
Wake up in the morning and enjoy a fresh cup of coffee or tea (also provided for you) on the deck gazing up at the trees or go for a stroll around the resort and take in all the amazing mountain air. It's an easy walk down to The Roost restaurant right on the resort grounds where you can enjoy a complimentary cup of coffee at the coffee bar or pamper yourself and eat breakfast at the restaurant. If you've got kids be sure to spend an evening at the resort fire pit, smores kit are available at the restaurant. The kids can roast marshmallows on the fire pit and run around in the open field while the adults sip beverages and relax.
Rated fourth in the 10 best ski towns in the country, there are endless ways to spend your days here at Topnotch! From adventuring in the fresh air doing any of the numerous year-round outdoor activities, going for a stroll or bike ride on the Stowe Recreation Path, to booking a massage at the spa and enjoying a rejuvenating day using the facilities—you only wish you had more time to stay!
In addition to the numerous outdoor activities, you'll also want to take time to try the local eats. Known for incredible bakeries, breweries, restaurants and wine shops, Stowe is "foodie" heaven. The best part, you can work it off swimming a few laps in the resort pool or going for an early morning hike on any of the numerous trails in the surrounding area.
After exploring all day, you can venture home to relax in the cozy living room or watch your favorite movie on one of the SmartTVs. The perfect wind-down before sinking into the plush beds with hotel-quality bedding. If you're looking for the perfect Vermont experience, this ideally located, beautiful condo will check every box.
In the summer months, there is central air AC for the condo and also fans in the bedrooms.
PLEASE NOTE: As guests at the condo you get complimentary access to the 2 outdoor pools (1 heated), jacuzzi and family changing rooms. You can also book paid spa services at your convenience.
Additionally, you have optional paid access to the indoor spa facilities which include; indoor pool, indoor jacuzzi, co-ed sauna and steam room, gender specific saunas, steam rooms and lounges. The indoor facilities cost $105/day total for a group 6 people staying at the condo. If you have more than 6 in your party, the guests above 6 would be charged an additional $65/day. Or if only one person wants to use the facilities it would be $65/day for a single day pass. This fee is paid directly to the spa. Exact breakdown is as follows:
- One guest day rate = $65/day
- 2 to 6 guests day rate = $105/day total for the group of up to six people
- 7 guests day rate = $170/day
- 8 guests day rate = $235/day

DRIVING TO THE MOUNTAIN:
This property is 9 minutes from Stowe Mountain Resort (with no traffic). From this location, the best way to get up to the resort is to walk down the hill from this gorgeous condo, and grab the Mountain Rd shuttle that stops right at the bottom
of Top Notch Drive. You couldn’t be luckier!
The main mountain lots charge for parking on Friday, Saturday and Sundays but parking is free Mon-Thursday), otherwise we recommend the shuttle mentioned above.

The rules, QR code for paying ahead, and the Mountain Rd Shuttle schedule and stops. Please review it carefully and really familiarize yourself with the system so your visit is as stress-free as possible.
Getting Around
From 89 take the exit to Stowe/Morrisville. Continue directions to Topnotch Resort and Spa. Upon booking we'll provide exact location and directions to this beautiful spot! During the winter months you must have snow tires, all wheel drive or 4 wheel drive. There is a hill to get up to the condo.
Vermont in general has a large percentage of dirt roads and dirt driveways. While we do our best to ensure that the roads and driveways are clear and passable, we cannot guarantee easy access to each property without a proper vehicle that has either AWD or 4WD and is equipped with proper snow tires. Please plan transportation according to the season.
