Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Pets are not permitted.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
Alpine Nest is a contemporary Catskills home boasting a distinctive steeply pitched roof, skylights and large windows throughout. Set on a gently sloping lawn and framed by mature trees, the property is secluded and serene, perfect for guests looking to unwind and reconnect with the outdoors.
The main level features an open-plan dining room and fully equipped kitchen that include a large dining table, breakfast bar and access to the deck. Guests can cook, dine and entertain with a view. This space flows into a bright and inviting living room with high ceilings, large windows offering breathtaking scenery, a fireplace, a sound system and comfortable seating for cozy evenings indoors.
Upstairs, the primary bedroom presents a king size bed and an ensuite bathroom with a separate walk-in shower and tub. Also on this level, the first guest bedroom offers two single beds that can be converted into a king, a small private balcony and access to the primary bathroom via a separate door in the hallway. The second guest bedroom is located downstairs and includes a queen size bed.
The lower level provides additional space to relax and unwind, with a cozy office and a lounge area featuring a TV, plush sectional, and a gas fireplace. Fitness-minded guests will appreciate the Schwinn exercise bike and weights positioned in front of sliding glass doors with stunning mountain views. A full bathroom with a walk-in shower is also located on this level.
Outdoors, an elevated deck invites guests to enjoy outdoor dining or morning coffee. Below, a swimming pool with a surrounding deck and lounge chairs creates a true summer retreat, offering plenty of space to soak up the sun or enjoy long afternoons poolside. An expansive yard provides room to roam, play, or simply enjoy the changing seasons, especially stunning during fall foliage.
The property is a fantastic base to explore the Great Western Catskills, which hosts excellent hiking, skiing at Belleayre or Plattekill, and many charming towns and hamlets to explore. Alpine Nest is a wonderful choice for families, couples, or groups seeking a tranquil upstate retreat in the heart of the Catskills.
Notes
Please note that the pool closes every year seasonally, just around Labor Day, and reopens typically around Memorial Day.
A/C: Window units are installed in the upstairs bedrooms in the summer. The downstairs bedroom stays naturally cooler, and a portable fan is provided for additional comfort. (edited)

Just beyond the door at Alpine Nest, the Catskills offers no shortage of ways to spend your days. Hit the slopes at Belleayre Mountain for skiing and riding in the winter and scenic gondola rides in warmer months. Browse favorite local shops in Andes like Diamond Hollow Books, Estro (for vintage furniture), The Little Grocer or, Sounds Good Records. For a memorable dining experience, head down the other side of the hill to the charming town of Bovina and book a table at Brushland Eating House, widely loved for its seasonal menu and warm atmosphere.
Outdoor lovers will appreciate the Andes Rail Trail, Palmer Hill or the Bramley Mountain Fire House, scenic local hikes, AllTrails has helpful route details. In the evenings, unwind with a glass of wine at Cafe Mutsi, a beer at the Andes Hotel Tavern (or dinner in the dining room) and a Cider & game of shuffleboard at Wayside, all known for their cozy vibes.
Getting Around
Alpine Nest is just 3 hours from New York City. A car is essential for getting there and exploring the area. The main access routes are the NY-17 E, I-87 S and NY-28 S. We strongly recommend a 4x4 or a car with four-wheel drive, especially in winter, to handle snow and gravel roads.
