Check-in is at 4:00 PM unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11:00 AM unless otherwise stated in writing. Our cleaner will arrive shortly after to prepare the home for the next guests.

The primary guest must be at least 25 years old and have no negative reviews.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests (up to the home’s maximum occupancy), this information is essential to properly prepare and stock the home.
Penalties may apply if guest counts are inaccurate or intentionally misrepresented.
PETS
We welcome well-behaved dogs with prior approval and a $75 fee per pet, per stay.
Guests are responsible for cleaning up after their pets, both inside and outside the home.
Failure to disclose pets in advance may result in additional fees or penalties.
Note: Cats are not permitted.
SMOKING
Smoking is not permitted inside the house. If you must smoke, please do so outside and dispose of cigarette butts properly.
SEPTIC SYSTEM
Only toilet paper may be flushed. Please do not flush personal hygiene products, wipes, bleach, or strong chemical cleaners, as they can damage the septic system.
EXCESSIVE CLEANING FEE
Please treat the home with care and respect. If the property requires cleaning beyond the standard turnover—such as in cases involving excessive mess, or bodily fluids (e.g., blood, vomit, or waste)—a $500 fee may apply.
Damaged linens or furnishings will be charged at replacement cost.
BUGS & TICKS
To avoid attracting bugs and wildlife, do not leave food out or doors open.
Ticks are common in the Hudson Valley and Catskills. Please wear long pants and sleeves outdoors and check yourself, children, and pets daily for ticks.
WINTER WEATHER
During winter months, a four-wheel drive vehicle is strongly recommended. Roads are plowed and salted, but weather can be unpredictable—please plan accordingly.

We had a great stay! The view was amazing and the pool was excellent. The house was clean and well appointed. The property is totally private and was great for the dog. Would definitely stay here again!

The listing is spot-on—everything was exactly as described. The view was incredible, and the property is exceptionally private and peaceful. The pool was a major highlight: very clean, with floats, lounges, and a shaded umbrella area. The kitchen was impressively stocked with everything you could need. Inside, there were plenty of toys for the kids, and the upstairs bedroom/playroom with crib and changing table was incredibly thoughtful. Each bedroom and bathroom was clean and well-appointed. The yard is half fenced, and the gated driveway let our dogs run freely and safely. Great playground on-site, too. We stayed during a 100°F+ heatwave, and the HVAC kept the house consistently cool and comfortable.

I loved the place but wished that the hot tub was fixed before we got there, would have been great to use it. Regardless we had an amazing time, also FYI there kitchen is fullyyyy stocked, they had EVERYTHING

Amazing house for our group trip!

We had a great stay and everything was as described. This is a perfect place if you have kids, we had 3 toddlers and they loved all the toys and the outdoor playset.
A weird thing to mention is that the towels and bedding felt luxe, sometimes you stay at places and you know they have cheap towels and bedding and this felt like a home. The kitchen had everything we needed. We didn’t get to use the pool or the hot tub but im sure that would be incredible in the summer. The hosts were quick to respond. We really enjoyed our stay.

Casa Manzara is truly a gem! From the moment we arrived, we were blown away by the unbelievable panoramic view stretching as far as the eye can see and the stunning, thoughtfully designed interiors. The renovation is a soothing palette of whites and neutrals that perfectly complement the large windows framing sweeping mountain vistas.
What sets this listing apart is how exceptionally family-friendly it is—hands down the best we’ve ever experienced! The hosts have gone above and beyond to cater to families with little ones: a changing table, step stools in the bathroom, baby gates on the stairs, a 4-seat kids’ table with chairs, two high chairs, a dedicated playroom, outlet plugs, night lights, and even a swing set!
For adults, the home offers ample space to relax and gather, making it perfect for a family retreat or a group getaway. The combination of luxury, comfort, and functionality is unmatched.
We’d give Casa Manzara 6 stars if we could!

Beautiful home for a family trip. One of the cleanest homes I’ve stayed in. The Howe was fully stocked with everything we could need. It is close to things to do but also private if you want to stay at home and enjoy the views.

This is by far the best place I have ever stayed at in NY. The home is truly beyond incredible, with an unbeatable view that is very rare to find. The host has maintained the place very well, everything we needed was readily available in the home. And was very clean, very neat and well kept with clean sheets and towels. Instructions were clear and everything was operational. Without a doubt would give this beautiful home a 5 star rating.
