House Rules
Additional: VRBO Reservations: Guests are required to sign and return the rental agreement within 24 hours. For next day bookings, return within the 5 hours!
ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Pets are not permitted. Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.
SUPPLEMENTAL AGREEMENTS
Guests may be required to sign a rental agreement. If applicable, it will be sent after the booking is confirmed.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
This spacious condo is fully stocked and ready for vacay mode. With hotel-quality bedding and linens, it will not disappoint. Enjoy the complimentary coffee and tea bar and all the premium essentials.
Walking in you’ll find a convenient mudroom with benches, shelves and cubbies to stash all of your gear.
The main floor has an open layout with a newly remodeled half bath, elegant dining for six, a sunken living room, fireplace and large windows and a door out to the back deck. The fireplace create the ideal cozy setting for game night or for watching your favorite movie after a long, active day outdoors.
The galley kitchen is clean and well stocked for cooking. Before you head to the mountain, enjoy a cup of coffee from your choice of the Smeg drip coffee maker, the french press or the pour over (coffee and tea included).
The wide spiral staircase will take you to the upper level with a stately king bedroom equipped with a Smart TV, mini split AC unit, ceiling fan, writing desk, closet and luggage rack.
Down the hall you’ll find a cozy, stylish King bedroom and a full bath between the two rooms to share.
Venture down the spiral staircase to the lower level where you’ll find the third King bedroom with beamed ceilings and its own full bath.
During the summer months you'll have use of the kayak as well as the beautiful condo community pool (open approximately mid-July to mid-September) tucked away in the majestic Vermont forest. Best of all, it's just a short walk down the hill to kick back at the The Alchemist Brewery.
For the summer: There is a mini split AC unit in the living room and upstairs primary king only. One remote (located in living room) operate both AC units. Ceiling fans in both upstairs bedrooms. There is no central air AC.
Note: Community pool opening for each season depends on the condo association and is subject to change. Please reach out to us to confirm before booking.

Neighborhood
Centrally located in Stowe, this condo is in the Fox Hill development which is less than one mile from The Alchemist brewery and numerous other top restaurants that Stowe has to offer. It's less than 5 miles to Stowe Mountain Resort and less than 3 miles to the historic Stowe Village. It's nestled in the trees yet just a short, easy drive to outdoor adventure, restaurants, spas, and shopping.
Vermont in general has a large percentage of dirt roads and dirt driveways. While we do our best to ensure that the roads and driveways are clear and passable, we cannot guarantee easy access to each property without a proper vehicle that has either AWD or 4WD and is equipped with proper snow tires. Please plan transportation according to the season.
DRIVING TO THE MOUNTAIN:
This property is 11 minutes from Stowe Mountain Resort (with no traffic).
The mountain charges for parking on Friday, Saturday and Sundays but parking is free Mon-Thursday).
However, if you don’t want to pay for parking, we recommend the following options:
Park at one of the free lots closest to the mountain. There are two options, the Cross Country Center (5281 Mountain Road, Stowe) lot or the Toll House Lift Lot which is on your left as you get close to the mountain (but get there really early!). Once there’s enough snow and this lift is running you won’t have to take the shuttle to main lodge you can just ride the lift from there..
Or, park in one of the two lots on the way to the mountain, The Stowe Town Hall (67 Main Street, Stowe) or the Stowe Events Field (667 Weeks Hill Road, Stowe).
