House Rules
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted. Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
Inside, the bright and spacious living room features a wall of picture windows that flood the space with natural light and frame breathtaking views of the surrounding forest. A floor-to-ceiling stone fireplace creates the perfect cozy atmosphere, while a large sectional sofa invites you to unwind after a day of exploring.
The fully equipped kitchen has everything you need, including a center island, coffee bar, and dining space for eight. Sliding glass doors open onto the large elevated deck, making it easy to enjoy meals indoors or step outside for al fresco dining with panoramic views.
On the main level, the primary suite offers a queen bed, an ensuite bathroom with a large soaking tub, walk-in shower, and double sinks. Two additional guest bedrooms, each with a queen bed, share a full bathroom with a shower/tub combo. Upstairs, a fourth bedroom features a queen bed and a private ensuite bathroom with a standing shower.
The lower level is designed for fun and relaxation, featuring a TV and game room with a large sectional sofa, shuffleboard table, and a big-screen TV. This level also includes a fifth bedroom, perfect for kids or groups, with a queen bed and two single beds. A half bathroom and laundry facilities complete this floor.
Step outside to fully embrace the beauty of the Catskills. The expansive deck is ideal for outdoor dining, with a BBQ grill and seating overlooking the lush landscape. In the evenings, gather around the fire pit for stargazing and s’mores. Private hiking and biking trails wind through the property, offering endless opportunities to explore the natural surroundings.

Neighborhood
Close to the property are the Cortina Mountain Trails - going out the front door, turn right out of the driveway, walk up the road and bend to the right you will enter the Cortina Mountain Trails; the NYS Forest Preserve - exit the driveway left, pass the entrance road then keep going around the bend to the right and all the way up to the end of the road you will enter the NYS Forest Preserve and Tannersville Bike Path - exit the driveway left, then take the first left down the entrance road you will end up back at Clum Hill Road where you entered the property. From the entrance road, Cortina Valley Lane facing Clum Hill Road from where you are standing to left diagonally you will see an entrance to the Tannersville Bike Path. If you follow this Bike Path you will end up in Tannersville.

Kaaterskill Falls: a breathtaking 2-tiered waterfall that’s one of the tallest in New York. There are several hiking trails leading to great views of the falls, also beautiful to explore in the winter, where the waterfalls freeze into stunning ice formations.
Escarpment Trail: A 20+ mile trail offering spectacular views of the Catskill Mountains, popular for hiking and taking in the scenery. In winter, it becomes a haven for snowshoeing and cross-country skiing.
Windham Mountain in the summer transforms into a hub for mountain biking and zip-lining, with expansive views of the Catskill range and is known for its winter offerings for skiing, snowboarding, snowshoeing and tubing.
Hunter Mountain: Offers biking trails and a zip-line experience during the summer months, in addition to scenic chairlift rides offering stunning views of the Catskills. In the winter it’s a top destination for skiing and snowboarding for all skill levels and a variety of snow-related activities.
