House Rules
Additional: VRBO Reservations: Guests are required to sign and return the rental agreement within 24 hours. For next day bookings, return within the 5 hours!
ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted. Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.
SUPPLEMENTAL AGREEMENTS
Guests may be required to sign a rental agreement. If applicable, it will be sent after the booking is confirmed.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
THE SPACE & LOCATION
THE MAIN HOME:
This 3BR/3.5BA three level home sleeps up to 6 adults. It's located up a windy dirt road perched on the hilltop in beautiful Vermont offering an idyllic retreat complete with incredible views!
Ideally set up for summer and winter activities, you walk into a large mud room entry way with plenty of room for your gear including ski hooks and benches.
Enter the main living area and you’ll find a spacious and stylish open floor plan. The newly renovated interior features 2264 square feet of living space, new floors, furniture, expansive windows, beautiful bathrooms, and an updated fully equipped kitchen.
Centrally located just 6.5 miles one way from Stowe Village and 13 miles from Stowe Mountain Resort and just 7 miles the other way to Lake Elmore, you are surrounded by summer and winter activities including kayaking, biking, hiking, fishing, downhill and cross country skiing, snowshoeing, snowmobiling and more.
This home sits on 6.5 acres is in a quiet neighborhood and is ideal for families. PARTIES ARE NOT PERMITTED.
LIVING AREA
The welcoming upper living/dining room features a 10 person dining table (more room for the kids at the breakfast bar), a large cozy sectional with flat screen smart TV and two sitting chairs to gaze out at the view. There’s a desk in the dining room for those that have to squeeze in a few emails during their stay.
The lower level features a quiet den with flat screen smart TV that walks through to the third bedroom with two twin beds. The full bathroom is at the top of the stairs.
The upstairs features the primary bedroom with expansive windows facing the views, a large shared full bathroom, and a king guest bedroom.
The house features central heat and AC for comfort year round.
KITCHEN & DINING
The gourmet kitchen is outfitted with a brand-new suite of stainless steel appliances and a large kitchen island perfect for chatting with friends and family while cooking amazing meals.
The dining room table seats 10 and is open to the kitchen and facing the deck and views.
BED & BATH
The bathrooms are newly renovated with walk in showers and full stocked with all the essentials, towels, toilet paper, tissues, shampoo, conditioner and body wash.
OUTDOOR AREA & AMENITIES
The property revolves around soaking up the gorgeous views and just being immersed in beautiful nature!
The spacious deck includes a dining table for 8, two rocking chairs and a bbq. Step down into the yard and enjoy the Adirondack chairs by the wood burning fire pit.
THE LOFT:
You walk in to the main level where you'll find the fully equipped kitchen, new stackable washer and dryer and the wooden staircase leading upstairs to the main living area.
Upstairs you have a cozy living room with remote control gas fireplace, a separate bedroom with a queen bed and a beautiful, modern full bathroom with walk in shower.
Off the living room you have a peaceful deck where you can sit in Adirondack chairs and overlook the pond or go down to the pond and enjoy the wood burning fire pit (fire wood provided).
EXTRA PERKS & MORE DETAILS
Complimentary high speed Wi-Fi, a brand new washer/dryer, walk in closet, keyless locks, a Nest thermostat system and wifi boosters and smoke alarms. Driveway parking is available for three cars, the separate garage is not available for guest use.
