If you’re interested in town exploring, Red Hook (10 mins) Tivoli (15 minutes), Rhinebeck and Hudson (20 minutes) are quick and pretty drives!

House Rules
Additional: ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted. Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
Navywood is your contemporary escape in the heart of the Hudson Valley. Elizaville, a hamlet of Livingston, lies just over the line separating Dutchess and Columbia Counties. This peaceful retreat with a minimalist flair will set you in the center of some of the best attractions the region has to offer.
The home is set back on a long and winding driveway. As you enter the property, you’ll find a spacious three-acre lot with a mix of mature trees, an open meadow, and a small pond, fed by a trickling stream. Take some time to wander the paths around the pond and through the woods.
Inside, the open-concept common spaces make Navywood a fantastic place to gather with family and friends. The home is tastefully renovated with light hardwood floors on both levels that set the tone for a motif of wood accents throughout. This bright and airy feel lends a welcoming tone to the shared spaces on the main floor: a dining table which accommodates six guests, and a comfy couch and seating looking out at the new deck (with BBQ grill) that spans the length of the home. The well-appointed kitchen has a gas range, and marble countertops and comes stocked with essential cookware and modern appliances, including all the basics you’d need for preparing a feast.
Rounding out the main level are two bedrooms, both with queen-size beds, and each with individual temperature controls. These two guest rooms are separated by a renovated full bath with tub/shower and new marble floors.
Downstairs, you’ll find a cozy entertainment room with a propane fireplace. Set the tone for an intimate night in as you sit by the fire, or gather with the family on the couch and tune into a favorite movie on the smart TV. The queen bedroom on this floor completes the sleeping arrangements for six guests at Navywood, and sports a desk with a monitor with an adapter for those who just have to sign on to work (but try not to.) This first floor also features a full bath with a walk-in shower and laundry facilities. An EV charger is available for guest use, with instructions provided in the guidebook.
If you’re looking to explore the region, Elizaville is centrally located for visiting some of the most charming towns in the region. Shop boutiques in Rhinebeck, antiques in Hudson, peruse historic Bard College in Tivoli, or enjoy the serenity of Lake Taghkanic State Park.
Neighborhood
Navywood is located in the heart of the Hudson Valley, in the hamlet of Elizaville. This town is central to all of the quaint towns that have lots of explore-worthy spots. Lake Tagkhanick State Park is just 10 minutes away with a great beach. Local favorites West Taghkanic Diner and Lasting Joy Brewery are also 10 minutes away. We have a local guide on Red Cottage Inc's website where we help you get the most out of your stay at Navywood.
Bard College is also under 15 minutes away for visiting parents!
The home is down a long driveway and is as private as it gets with 3 acres to explore. Exploring the area is easy, Elizaville is a charming hamlet in Columbia County.
