House Rules

Additional: ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.

DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.

AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.

PETS
Pets are not permitted.

SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly.

SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.

BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.

WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly., Pets Not Allowed, Smoking Not Allowed, Parties not allowed, Suitable for Children & Infants

I wish this was my home! We had a really great time at Red Cottage and would be glad to stay here again. The home is comfortable and in a beautiful setting and had everything we needed for our stay. It was secluded in nature but close to Woodstock, hikes, etc. that it did not feel inconvenient at all.

Everything was very carefully considered from pre-check-in communications to the space itself, which was thoughtfully designed and had everything you could possibly want. We got tons of use out of the pool and hot tub. The kitchen was fully stocked for cooking and has everything you could want from cooking implements to an ooni pizza oven. Rooms were and cozy, bathrooms pristine and featured nice towels, and the furniture carefully considered and comfy. The downstairs even has a foosball table. A great place to relax in solitude or use as a base camp for exploring. Highly recommend.

The Home

As you arrive, a winding driveway leads to a sprawling 7-acre retreat, hidden from the road, offering unparalleled privacy. Revel in panoramic views of farmland, the majestic Overlook Mountain, and nightly displays of star-studded skies. The property features generous front and back yards, a secure fenced-in pool, and a two-car carport with a ramp for stepless entry, complemented by additional driveway parking.

Designed across two floors, the house seamlessly marries rustic charm with modern elegance. Vaulted ceilings and exposed steel beams accentuate the rustic-modern aesthetic, providing the perfect backdrop for relaxation and rejuvenation. Ideal for two families, the house offers accessibility without compromising style.

On the main floor, two primary bedrooms with king beds and full en-suite bathrooms (one with a tub) beckon you to unwind. An enclosed sitting room with a queen sleeper sofa, a bedroom with two twin beds (and a third trundle), and an additional full bathroom. The fully equipped kitchen with new appliances and bar seating seamlessly connects to a spacious living and dining area with a gas fireplace. Access the large deck, outdoor dining, grill, and hot tub for moments of leisure.

The basement, a cozy retreat in itself, features a comfortable sectional sofa with a pull-out queen sofa bed, a media center showcasing a 75" Samsung Frame TV, and an additional full bathroom.

Notes

A/C: The home features split-unit A/Cs in the living room, kitchen, den, and both king bedrooms. The guest suite is equipped with a remote-controlled ceiling fan.

The pool is open from Memorial Day-Oct 1. Hot tub is available year round!

Neighborhood

Overlook Meadow is located in the heart of The Catskills, in the town of Woodstock. This charming, walkable town has lots of explore-worthy stores and restaurants. Grab a coffee and a bagel at The Mud Club. For lunch, don’t miss Garden Cafe or Dixon’s Roadside For dining, Silvia and Good Night are a must followed by a drink at Tinker Street Tavern. Shop any number of cute mom-and-pop shops on Tinker St. Don’t forget to explore the various hikes around the Catskills, we recommend Overlook Mountain. We have a local guide we share with all our guests on the Red Cottage website to help you get the most out of your stay!

Getting Around

Overlook Meadow is less than two hours from New York City, and you'll definitely want a car to get there and around the area.

In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
