House Rules
Additional: ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Pets are not permitted.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

We truly enjoyed our recent stay at Reg Cottage. The
We truly enjoyed our recent stay at Reg Cottage. The house is wonderful, and the property is impressive, with the pool being a significant advantage.
We also appreciated how well-equipped the house was: we were able to find everything we needed during our stay.
The only reason we are deducting a star is that the house could benefit from a deep cleaning. While we understand that some preparation and cleanup are done between guests, it felt as it wasn’t quite enough to meet expectations.
This was one of the best AirBnB’s we’ve ever stayed

The location, house, facilities and decor were all superb. This house was someone’s pet project and was definitely made with incredible eye for detail and design. It’s a spectacular house with some minor issues, which I think the owners are working to rectify (roof deck damaged and inaccessible, minor repairs required) It was a pity that it was raining all weekend so we couldn’t enjoy the pool however it was surprisingly clean and naturally warm enough to dip our toes. The rooms, cleanliness, amenities were all very good.
We only two concerns – 1) Some of the things were either broken or did not function. e.g. The ice machine in the fridge or the one separate both did not function at all. There was no facility for ice in the house. One of the hobs was broken and completely non-functional. 2) We got locked out because the main door closed behind us. Thankfully there is a backup key with a lock however it took an hour to get to that key because the codes provided were incorrect. I advise checking all codes as you check in to ensure you have backups in place.
We will definitely be coming back for a warmer weekend stay to fully enjoy the place. In fact I would say it’s one of the best places we’ve stayed at in terms of how well it’s designed and what a beautiful oasis it is away from the din of the cities and towns. The proximity to all the Hudson / Berkshires towns / villages was a major plus too.
Some suggestions to owners / operators would be to include a printed Handbook / House Guide in the house to outline certain systems of the house (we couldn’t figure out the sound system at all, which is a pity because that living room deserves a good system). Hopefully all the issues are already being addressed and we look forward to our next stay.

The Home
Situated in the peaceful Chatham, NY countryside, this contemporary home offers a perfect blend of modern living, natural beauty and tranquil surroundings. With around 4,400 square feet of living space on a generous 80-acres, it's a testament to thoughtful design and the allure of the great outdoors, boasting a rich array of amenities, including a spacious swimming pool, a swimmable pond and awe-inspiring panoramic views that grace every room.
The open plan design of the ground floor is highlighted by large glass sliding doors that line the front wall and allow abundant natural light and stunning outdoor vistas. A sense of elegance and simplicity permeates the decor, creating an atmosphere that is both clean and inviting. The living area is centered around a cozy fireplace and a flat-screen TV, creating a comfortable space for relaxation.
The kitchen is a standout, featuring top-of-the-line appliances, a spacious island with marble countertops, wooden cabinetry, equipped with a Viking refrigerator, Miele stove and oven, Bosch dishwasher, microwave, toaster, blender, and a coffee machine. The adjacent dining area, with seating for eight opens onto the expansive wooden deck with alternative al fresco dining, fresh mountain breezes and breathtaking mountain views.
Upstairs, you'll discover four bedrooms. The master bedroom boasts a king-sized bed, along with an ensuite featuring a roomy walk-in shower and a separate, generously sized bathtub. The glass sliding doors offers breathtaking views of the picturesque mountains all around. Access to the deck is strictly off limits while we repair the decking. Bedrooms two and three have queen-sized beds, and the fourth bedroom has two twin beds. There are three guest bathrooms, one with a walk-in shower and double vanity sinks, another with a shower and bathtub combo, and a fourth bathroom with a walk-in shower on the ground floor.
A versatile bonus room includes a work-friendly station, a comfortable reading nook, and a second TV for various activities.
The outdoor spaces of this estate offer an array of amenities to savor, relax, and soak in the breathtaking vistas.
