House Rules
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay) but are never permitted on the furniture and particularly not in beds. Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
On the main level, step into a cozy living room filled with rustic textures and colorful accents. A brick fireplace, built-in bookcases, leather sofa, plush armchair, and curated artwork create a welcoming space to relax or catch a movie on the TV. Off the living area is a sunroom with cozy reading nook—ideal for morning coffee—a workspace, and access to the main deck.
The open-concept kitchen and dining area is perfect for gathering with loved ones. Enjoy meals around a rich walnut-toned dining table with six sleek Eames-style chairs, all set against sage green cabinetry and bohemian touches.
On the main level, the primary bedroom includes a king-size bed, another laptop-friendly workspace, and direct access to a second private deck for easy indoor-outdoor living. The suite includes a full bathroom with a tub/shower combo.
Upstairs, there are three inviting guest bedrooms and a shared bathroom with a tub/shower combo. Two rooms offer queen-size beds and ceiling fans, while the third features cozy bunk beds and a portable fan - great for kids.
Head downstairs to a relaxed lounge with a bar setup and TV, a fun and casual space to unwind with friends and family.
Outside is your private retreat, where a hot tub, spacious backyard, and deck await—perfect for morning coffee or evening dining under the stars.
