House Rules
Additional: VRBO Reservations: Guests are required to sign and return the rental agreement within 24 hours. For next day bookings, return within the 5 hours!
ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay). Please clean up after your pet both inside and outside the house. Sorry, cats are not permitted. Failure to disclose any pets in advance may result in additional fees or penalties.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
The Bellows House is a beautiful alpine chalet with striking high ceilings and multiple fireplaces, offering a classic mountain lodge feel. With a warm wood exterior, wooden accents and large windows throughout, guests can enjoy lots of natural light and picturesque mountain views.
The open concept living, dining and kitchen space is warm and inviting and features soaring, vaulted wood ceilings and sliding glass doors that open directly to the deck. The living room presents a rich leather sofa complemented by cozy woven swivel chairs, curated artwork, a stone fireplace, and projector, an ideal gathering space for relaxing after a day outdoors skiing or hiking the high peaks of the Catskills.
The dining area flows seamlessly from the living room, presenting a solid dining table with mixed seating comfortably accommodating group meals, board games, or long, leisurely breakfasts. The kitchen offers deep green cabinetry, open shelving and a center island with barstool seating that provides additional prep space and a space for casual dining.
Upstairs, the primary bedroom boasts a queen-size bed and a bathroom with a tub/shower combo. A loft area overlooks the living space and showcases stunning mountain views, along with a laptop-friendly workspace and a cozy reading nook, perfect for quiet mornings or creative afternoons.
On the main floor, two guest bedrooms each offer a queen-size bed and share a bathroom with a tub/shower combo. The lower level includes two additional guest bedrooms, one with a queen-size bed and the other with a double bed, and a shared bathroom with a walk-in shower.
The basement living area is a destination of its own, with expansive windows, a TV, a woodstove set against a stone backdrop, a comfortable sectional, and direct access to the lower patio, ideal for movie nights, lounging, or unwinding fireside.
Guests can enjoy al fresco dining with a view on the upper deck or lower patio, or simply relax with morning coffee or an evening cocktail surrounded by nature.

The Bellows House is on the border of Ulster and Delaware Counties, in the heart of the Catskill's high peaks. This central location offers a mix of outdoor adventure, small-town charm, and memorable dining.
Belleayre Mountain is only 10 minutes from the house and offers some of the best skiing and riding in the region during winter, along with scenic lift rides and trails in warmer months. For locally made jewelry, home goods, and thoughtful gifts, Kria World is a lovely stop that showcases regional artisans.
Food lovers should plan a meal in nearby Bovina, about 20 minutes away, where Brushland Eating House delivers consistently excellent, seasonal fare in a cozy setting. For something more casual, The Ark Bowl pairs craft beer with classic bowling for a fun, low-key afternoon or evening.
