House Rules
Additional: ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Pets are not permitted.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
The Bluff at Eagle Hollow is a striking modern home with expansive glass windows framing breathtaking panoramic views of the Hudson River. Add the river view, pool, and hot tub, and this is a perfect escape for any time of year.
As you head down the private drive, to a secluded riverfront 4+ acre property, you'll feel transported. Step into an impeccably designed open-concept living space with a sophisticated aesthetic, warm wood tones and plenty of space to gather with family or friends. The living area features cozy boucle armchairs and a textured loveseat, all positioned to take in serene views through floor-to-ceiling windows that look out to the river below.
The kitchen is a chef’s dream, outfitted with high-end stainless-steel appliances, smooth white quartz backsplash, custom wood cabinetry and a breakfast bar that doubles as a social hub, complete with plush velvet-upholstered barstools. The dining area showcases a striking black stone-top table surrounded by velvet dining chairs that match the barstools.
Exit the dining room to a covered deck with a dining table and grill, perfect for al fresco dining with a view. Two comfy hanging chairs make for a great lounging area, but you'll spend much your days out by the pool and hot tub - stone steps lead down to the pool deck, where you’ll find lounge chairs, an outdoor shower, and a fire pit for evening gatherings.
Each bedroom boasts large windows that offer expansive views of the Hudson River. The primary bedroom features a king size bed, a plush lounge chair and a cozy gas fireplace, plus a luxurious en-suite bathroom with dual sinks and a spa-style soaking tub The two guest bedrooms feature sculptural low profile leather platform queen size beds with curved edges, cozy armchairs, and share a bathroom with a walk-in shower. The main floor also features a powder room and laundry room.
For quiet moments, retreat to the refined glass reading room/office with a mid-century inspired Eames-style lounge chair and floor-to-ceiling windows that invite golden-hour light and calming views.
Downstairs, guests can enjoy a spacious entertainment room with an oversized sectional and event worthy big screen TV, a queen-size Murphy bed in its own dedicated hutch against the wall, and sliding doors that open directly onto a stone hardscaped patio where you'll find the pool and hot tub.
After a long day of swimming, hanging with friends and cooking out, settle into the vibrant red Adirondack chairs on the lawn overlooking the river, an unbeatable front-row seat for watching the sunset over the water.

Please note that the pool closes every year seasonally, just around Labor Day, and reopens typically around Memorial Day. || Please note that the home does not have any window curtains or blinds installed. Guests who prefer darker sleeping spaces may wish to bring a sleep mask.
