Beautiful, private home with expansive yard and views of Cranberry Pond. Woodburning fireplace inside and fire pit outside made for perfect cozy weekend enjoying the peace and quiet. Our dog adored the expansive running and exploring room. They aren’t kidding about the drive into the property – 4WD and some clearance are required, even with good weather. Had an issue with the lock at check-in but the host was extremely responsive and helpful and we were inside before we knew it.

We stayed here with a few friends for a long weekend and loved it! Waking up to a view of the pond was so peaceful. The kitchen is well equipped, we grilled one night and made breakfast one morning and had all the kitchen and grilling supplies we needed. It’s also very family friendly. One of us had a 1 year old and there’s a high chair and travel crib in the hallway which was extremely convenient. We would definitely stay here again!

We loved our stay! The home is beautiful and cozy and so well appointed. Exactly as described. The view of the pond from the living room is truly beautiful. The setting feels secluded yet is very conveniently located to Livingston Manor. Looking forward to returning in warmer weather.

Amazing view and large private property, great for family and friends alike. A must for the hiking enthusiasts, as there are plenty of trails around the area. Overall, a very satisfying experience. Basic housing with a focus on the things that matter-
Basic housing with a focus on the things that matter- great bedding, updated kitchen, sonos speakers, fun games, and a very clean house. She also supplies baby necessities like a travel crib and bath etc.
Samantha is a very good communicator and responsive throughout . We did lose power the first day and she got right back to us with a timeframe for the outage.
The extra bedroom cabins are a fun touch but worth noting that they don’t have bathrooms and they’re are only 2 bathrooms in the place - but a few outdoor showers. The bath is also the size to only fit a small child, so don’t go with dreams of a tub soak.

What a great spot: close to the attractions of Livingston
What a great spot: close to the attractions of Livingston Manor and Roscoe---but nicely secluded, with a wide open space large enough for a few families (or a few couples). We woke to the sunrise over the pond, picked wildflower bouquets, played wiffleball on the lawn, had a few campfires with the generous wood pile, and took advantage of the various hike and swimming hole suggestions in the guidebook included with the house. A few highlights: trout fishing at dawn near the DeBruce; swimming at Mongaup pond and doing the suggested hike nearby to the waterfall; swimming at Neversink fishing spot; taking in a meal and a concert at the Arnold (very kid-friendly); poking around Livingston Manor; sitting on the back deck.

We loved our stay at Cranberry Pond! It was the perfect getaway to relax and unwind. Although definitely driveable, the road leading to the house is not paved and VERY rocky, but ultimately the house and the private surroundings make up for the very short amount of off-roading on the way there.

Wonderful stay; highly recommend! Probably the best stocked Airbnb I’ve ever stayed in. They have all you need for an amazing getaway on a beautiful property. It’s not too far from Livingston Manor, where we took almost daily trips.

The kitchen is a chef‘s dream, we cooked every day and had a blast. The host was very responsive and went the extra mile to make sure her home was work and comfortable.

I arrived at Cranberry Pond to a magnificent sunset overlooking a glittering wintery landscape. The property is beautiful with many pockets to explore, and the house is perfectly appointed with modern decor and cozy touches. Samantha was incredibly communicative and generous through unexpected travel delays, and turned what would have otherwise been a stressful situation a very enjoyable trip. I can’t recommend highly enough!

This is the perfect secluded getaway. The property is beautiful and you’ll have everything you need to stay cozy. We loved sitting by the fire, playing board games, cooking, and heading into nearby Livingston Manor to explore. We had the best time and would definitely return!

Our stay here was perfect and exceeded expectations at every front. The house is stunning- designed flawlessly with every amenity you could need- from Scrabble, to toothpaste, to fluffy towels, to every spice, blue tooth speaker etc. The kitchen is nicer than the one we have at home and is stocked with everything you need to make an amazing meal. The land is beautiful, too, and so serene. The guidebook Samantha put together covers so much, and we ended up having a perfect meal at The Debruce (highly recommend) which is only a few minutes down the road, then spent a day shopping in Livingston Manor (again, only a few minutes away) This really is the perfect getaway from the city in every respect. We will absolutely be back!

We had a wonderful winter get away with our toddler! The home was a great set up for small kids (which is hard to find) and staying cozy while having some fun in the snow. The hosts were thorough, responsive and welcoming. The place was clean and had everything we needed to play and cook. The fire place was more of a need than an amenity in February but added to the ambiance.

The Cranberry Pond House is incredible. We were 4 adults, 2 kids, and 1 dog in the winter wonderland that is Cranberry Pond and the space was just perfect, cozy, warm, and inviting. I know people say this all the time, but the pictures (even though they are beautiful) really don't do this place justice.
Samantha was an incredible host, super accommodating and responsive. The house is thoughtfully furnished and stocked with everything you need for a magical stay in the woods, and was sparkling clean when we arrived. The bedrooms and bathrooms feel like you're staying in a 5 star hotel and the kitchen has everything you need and then some. They even had everything our friends needed for their kids (1 & 3 years old) so they barely had to bring any baby stuff.
It felt so nice to unplug and just relax in front of the wood stove (plenty of firewood and fire starters included), listen to music (awesome bluetooth sound system), play board games (such a great selection). And then when we wanted a little excitement we could just walk out the front door and explore the area around the pond, marching through the snow, and SLEDDING!
We also got a chance to explore the town of Livingston Manor which is just down the road and is an idyllic upstate town with great markets and restaurants, an awesome wine shop, a few antique stores, just everything you need... Sam made some great recommendations for stores and things nearby.
Honestly, the Cranberry Pond House was one of the best AirBnb experiences we've had in recent years.
We can't wait to come back in the Spring, Summer, and Fall!

This was such a relaxing home for a family getaway. Everything you’d need for a family vacation is included in the home. Thoughtful interior design and beautiful grounds outdoors. Best of all, Samantha was readily available and provided excellent recommendations for what to do. Will definitely book again especially for business off sites.

My family enjoyed a three night stay at Samantha’s lovely, inviting cabin. It’s well designed and decorated, so feels pretty lush. It must be well insulated, too, because there wasn’t any noticeable noise between bedrooms, which were comfortable mattresses with soft sheets. The fans kept us plenty cool, so we weren’t missing AC.
The kitchen and grill are well appointed. There are games and toys for kids.
A good, easy to use stereo speaker system came in handy.

Cranberry Pond is truly magical. The grounds are spectacular - the grass freshly mowed, Adirondack chairs situated around a fire pit with piles of wood close by, and wildflowers dotting the lawn. The house is designed beautifully and equipped with laundry machines, powerful Sonos speakers, and plenty of games to keep you busy. The sleeping cabins by the house are cozy and comfortable, filled with the incredible smell of pine. Samantha was very communicative and welcoming ahead of our stay. The house is a bit hard to find but her directions were clear. Come here with a fun group and make sure to bring supplies for S’mores!

Cranberry Pond is an amazing place. A little domain really with great views and grounds around the place for our little girl to roam around. Inside the cabin is as beautiful or more beautiful vs the pictures. All corners are IG worthy if you are into that and more importantly ... everything you need is there and where you expect it to be so you can immediately leave NYC behind and reconnect with nature. The Cranberry Pond Cabin is a short and easy ride away from Livingston Manor where you can buy all the local yumminess to prepare @ Cranberry Pond. We were unlucky with the weather: 4 days of non stop rain but even then ... the wood stove helped us have a great time. Highly recommend! Samantha was great, efficient and the tips at the house very reliable and great: we ate and drunk everything that was recommended 🙂

The house was well-stocked for us. The kitchen is comfortable for cooking. We ate most meals at home with our kids. The gas grill outdoors is connected to the main gas supply so there was no issue with propane.
Nearby hiking was great. We also drove out to the town of Livingston Manor, which has some cute local food stores and shops. There is also a grocery store, Pecks, for basics. All about 10 minutes away.
Samantha was very responsive and helped us find the crib for the baby and other supplies.
Next time we'll bring more friends and put some up in the studios. They look serene.

We spent a wonderful few days at Samantha's secluded mountain home. All the spaces are clean and stylishly decorated. We particularly loved sipping on coffee by the wood-burning stove every morning. Looking forward to returning during warmer months to hopefully enjoy the pond!

Cranberry Pond is an idyllic destination-- the perfect place to truly relax and recharge. The house is impeccably designed and thoughtfully stocked. We enjoyed coffee every morning and wine each evening on the deck, enjoying the beautiful view. The kitchen, dining, and living room spaces are perfect for gathering. The beds were unbelievably comfortable and the guest cabins were a perfect touch for additional friends who wanted to join or anyone who desires a little extra privacy. While the quaint downtown area is a quick drive for any staples you need or a quick bite, we found we hardly wanted to leave the house. Samantha was warm, thoughtful, and responsive to our every request. We will most certainly return!

Cranberry Pond is the perfect getaway for adults and kids! It has the right amount of charm while still being super functional. We enjoyed cooking brunch as a family in the kitchen (loved the stove!) and making s’mores by the fire at night. All of the kids toys and accessories were a major bonus. The short drive into Livingston Manor made it easy to pop over for activities during the day. Samantha was super responsive and we wojld totally recommend/come back to visit again!

The fresh air in the Catskills is lovely, but waking up to an epic sunrise out on the east-facing porch with a cup of coffee in hand is just freaking magical. Looking to have a family getaway out of NYC, this hit the sweet spot—not too far a drive and yet still felt truly “off the grid”.
This first week of November, the leaves were magnificent, the crisp cold matched well with hot apple cider out at the fire pit at night with a starry night sky that was spectacular.
The beds are cozy, the towels fluffy, the kitchen well stocked—we were very content. Thanks Samantha I suspect we will need to come back!

This place is great! Very new and clean. Beautiful spot overlooking a pond with wide open space around the house. A Warm cozy fireplace and a perfectly designed interior makes you feel comfortable throughout your stay. Samantha was an awesome host and made everything easy for us.

This house is set on some of the most beautiful property we have stayed at. The stunning sunrise over the pond in the morning and the big yard with the pine trees make it very magical. While we were there, it lightly snowed a few times, and with all the windows in the living room it felt like we were in our own little Hallmark movie. Not to mention the wood-burning fireplace really adds wonderful charm. The house is very well laid out and is well stocked. Everything from the beginning to the end was first rate and we highly recommend this home.

We had a wonderful, relaxing stay at Cranberry Pond. The property is massive, and our one-year-old had so much fun exploring. Sunrises over the pond are absolutely unreal, and I miss our nightly bonfires in the fire pit. The area is so quiet and peaceful. The house and decor are gorgeous.
The property is very accommodating for young kids. Samantha provided a high chair + pack n play crib, so those were two big things we didn’t need to pack or worry about. There are a ton of more kid-friendly accommodations that are thoughtfully provided.
There is no TV, and we didn’t miss it at all. We were mostly outside the house or listened to music and podcasts on the Bluetooth speakers.

Everything we would want in an Airbnb. The fireplace is the coziest. We kept it lit almost the whole time we were there. 🙂 We did puzzles, read by the fire, made dinner in the prettiest kitchen (thank you for stocking olive oil and the essentials!!), made trips into Livingston Manor for breakfast and shopping, went to close by hiking, and loved seeing all the sweet deer that wander the area. Also, the windows that are in the dining nook overlook the sunset over the pond, and it's magical. Can't recommend this spot enough.

The photos (while amazing and more than enough for us to book) don’t even begin to scratch the surface of how wonderful this cabin is. We were blown away by the level of comfort, care, and luxury that our hosts organized for us. From the stunningly beautiful interiors to the myriad of thoughtful touches (they knew I loved whiskey and provided the house with one of my favorite ryes) to the practical side of things (hello Laundress detergents!), we absolutely adored our time here. The beds were soft, sheets were from Italic, bathrooms full of great products, and the kitchen was a dream with such a powerful stove.
This place is basically what we all desperately wish we had: a well appointed and private cabin up north owned by stylish friends with excellent taste.
The views are jaw dropping and the pond is huge. The cabin will easily fit a sizable crew, with a massive dining table to gather around. Filled with light, this place will be a true balm and warm space for you and your companions.
We can’t wait to return.

We had a wonderful time at Cranberry Pond. Our kids loved exploring the land, and the privacy and serine surroundings were just what we needed to recharge. The cabin is well-appointed, and well stocked, and we enjoyed using the fire pit to roast marshmallows. Highly recommend!
We stayed here with a few friends for a long
We stayed here with a few friends for a long weekend and loved it! Waking up to a view of the pond was so peaceful. The kitchen is well equipped, we grilled one night and made breakfast one morning and had all the kitchen and grilling supplies we needed. It’s also very family friendly. One of us had a 1 year old and there’s a high chair and travel crib in the hallway which was extremely convenient. We would definitely stay here again!

This cozy cottage in the rural Catskills countryside is adorable. It is so quiet and peaceful. Our kids enjoyed exploring the property. With the inclusion of the guest cottages, our group of 7 had plenty of space. The kitchen is well-equipped, lots of extra towels and blankets, games and items for children - it's perfect for a family getaway.

Beautiful yard and pond views (plus a large back porch). A well stocked kitchen (seasonings, pots, pans, oils, etc). Close to cute shops, breweries, and hikes - It was perfect for two couples!
Cranberry Pond House is the perfect getaway for city dwellers
Cranberry Pond House is the perfect getaway for city dwellers looking to tune out and commune with nature. Located in a beautiful plot of land overlooking the pond, guests feel remote enough to stop time and tune out. We spent most of our time by the fire, cooking and reading by the fire pit. This is also a great home for larger groups with enough privacy with adjacent cabins/rooms. The property is near Livingston Manor, a quaint town with a nice selection of bakeries, shops, home and record stores worth checking out. Samantha was a welcoming and responsive hostess. We look forward to our next visit.

Come in the fall and keep the fire running all day. The sleeping cabins are adorable little freestanding bedrooms; they would be great for a multi generational family vacation!

Stylish and cozy house on a beautiful property overlooking a pond. Newly renovated with hotel-like amenities (soaps, linens, sonos, wifi). Charming and family friendly with a pack and play, children’s toys and books, and cute bath. Kitchen and tables fit for entertaining, and the large deck overlooking the pond and campfire area are perfect for outdoor dining and s’mores. Little conveniences throughout the house reveal how thoughtful and purposefully the owners decorated and stocked the house. Nearby fun hikes and a very cute town with great food. Will definitely come back!

Awesome place! such a beautiful property with a gorgeous lake next to it. Dogs absolutely adored it. We came at night so it was a little hard to find the house in the dark but overall amazing place :)))

Our friend group had a wonderful time at Samantha’s property! Everything was clean, beautiful, and thoughtfully arranged. The gravel road to the house was a little rough but we made it in our little sedan. We had a little glitch at check-in but Samantha’s team was super responsive and fixed it immediately. Would definitely recommend!
