The standard cancellation policy varies by length of stay.

For Stays Under 30 Nights:

• 30 days: For bookings canceled up to 30 days prior to arrival, we’ll refund the full nightly rate and all fees (except for the booking fee).
• < 30 days: If a guest cancels less than 30 days in advance, the nights are non-refundable.

Long-Term Cancellation Policy:

• For Stays of 30 Nights or More > 60 days: For bookings canceled up to 60 days prior to arrival, we’ll refund the full nightly rate and all fees (except for the booking fee).
• < 60 days: If a guest cancels less than 60 days in advance, the nights are non-refundable.

The rental rate for an early departure is non-refundable. A cancellation at any point prior to arrival may receive a refund for pet fees and cleaning fees.

Unfortunately, no. Our properties are reserved on a first come first serve basis.

For guests staying 2 weeks or longer, we can arrange for a mid-stay clean for an additional fee.

Always dial 911 first in the event of an emergency (fire, accident, etc). Then notify Red Cottage.

Yes, all linens are provided. Shampoo, conditioner, body wash, hand soap, laundry detergent, dish soap are also provided.

Firewood is provided for the indoor fireplaces and woodstoves. It is not provided for the outdoor fire pits.

Yes, all properties are equipped with the basic essentials.

Unfortunately, we are unable to exceed the maximum guest count for our properties. However, we would be happy to offer alternative options that could meet your needs.

No. Fees are non-negotiable.

The water is potable at all Red Cottage properties, except for Falls Road where water is provided

No. Air mattresses are not permitted.

No. Tents, campers, etc are not permitted.

No. ATVs, and other off-road vehicles, are not permitted. Weapons of any kind are strictly prohibited.

No. Hunting is strictly prohibited on all Red Cottage properties.

No. Axes are not provided.

No. Guests must supply their own charcoal.
