House Rules

ARRIVAL
Check-in is at 4pm unless otherwise agreed to in writing.

DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.

AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.

PETS
No pets are allowed.

SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly.

SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.

BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.

WINTER WEATHER
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Harlem Valley Hideout is a stunning property and home, perfect for a family getaway with the large kid-friendly pool, large yard, pond and newly resurfaced tennis court! Our family (2 adults and 1 toddler) stayed comfortably with another family (2 adults and 1 toddler) for a long weekend (Thursday – Sunday). When we arrived, we were amazed at how clean and well-equipped the property was. The kitchen was large and had everything you would need to cook a nice meal. To add to a beautiful chef’s kitchen were large professional propane grill (and charcoal grill) for outside grilling on the patio which we took full advantage of. The pool and deck look and feel brand new – we spent endless hours hanging out at the pool. And there are so many beach towels available because of course we forgot to bring them. The house is stocked with other things you may forget (shampoo, body wash, abundance of clean towels, etc.). The property is close to many kid-friendly attractions including a lovely lake with a nice trail, Fishkill Farms (great for berry and other fruit picking). There is also a very close and convenient supermarket (Hannaford) nearby which has everything you will need. All in all it was a memorable weekend at this artistic getaway and we can not wait to come back!

Wonderful part of NY that is very easy to reach from Brooklyn. The property itself is beautiful inside and out and the design is and detail make it a special destination. Would definitely go back and recommend to others.

Absolutely loved the house and its quirky decor. Was sad the pool was still closed for the season but understandable since it’s still early in the season. Had an issue with one of the toilets which was addressed but never fixed. Other than that would highly recommend the house and would definitely back.

Our stay at the Red Cottage in Pawling was delightful! It was the perfect size for us to spend time together with our son and his girlfriend, lots of room to spread out, and yet intimate and cozy at the same time. We were struck by the incredibly creative renovation of this mid-century home. Everywhere we looked there was another interesting and colorful space, each room so unique, using really cool stuff in a fun and whimsical way, while remaining clean, organized and efficient at the same time. The kitchen was incredibly well-stocked for cooking, the beds were very comfortable, there were great nooks and crannies for enjoying our sunny morning coffee, evening wine, and family movie time. The neighborhood is very quiet and peaceful, and the road is perfect for hilly walks. It’s a quick drive to downtown or to the supermarket, very convenient, yet feels secluded at the same time. The grounds are lovely, a great place to enjoy in warmer weather. A perfect stay, we will return!
