Set on more than 13 secluded acres just outside the village Old Chatham, and just 2.5 hours from NYC, this remarkable post-and-beam barn is a rare Hudson Valley escape that blends rustic character with a distinctly design-forward sensibility. With soaring ceilings, expansive windows, and a thoughtful mix of art, sculpture, and natural materials, the home feels both grounded and elevated. Sanctuary Barn offers a unique private retreat shaped with intention.
Inside, the home’s open layout creates a sense of ease and grandeur at once. The main living area features multiple levels offering different experiences. On the ground level, find an expansive living room and dining room with a leather sectional and dining table. A curtain divides a cozy fireside bar area, and a grand piano anchors the space. Look up, as staircases on both sides of the room lead to platform libraries, with hidden reading nooks. The floor to ceiling windows bring light throughout. Curl up with a book, or bring down the projector for a movie night on the big screen.
The chef's kitchen stands off the main room, and features its own fireplace. Well outfitted for culinary inclined travelers, the room is cheery and welcoming with a fire lit, coffee on, and a roast in the oven.

The area is located near the Massachusetts border, where the Hudson Valley and Berkshires come together. Explore charming towns and hamlets like Chatham, Kinderhook, and Ghent, or venture a bit further afield to the larger centers of Hudson, Albany and Pittsfield, MA.
