Pets are not permitted.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly. Any violation of this policy is subject to a $500 fee.
EXCESSIVE CLEANING FEES
We kindly ask that guests treat the home with care and respect. Should the property require cleaning beyond the standard turnover—due to excessive mess or incidents involving bodily fluids such as blood, vomit, or waste—a $500 fee may apply. Any linens or furnishings damaged beyond repair will also be subject to replacement charges. These situations are considered outside the scope of routine housekeeping and require specialized attention to ensure the safety and well-being of our team.
ACCURATE GUEST COUNT
The number of guests must be accurately disclosed at the time of booking. While we don’t charge extra for additional guests up to the home’s maximum occupancy, this information is essential so we can properly prepare and stock the home. Please note that penalties may apply if guest counts are inaccurate or intentionally misrepresented.
OUTSIDE SERVICE PROVIDERS
Outside staff such as private chefs, massage therapists, or other service providers are welcome, but prior approval is required before they come on-site.
SUPPLEMENTAL AGREEMENTS
Guests may be required to sign a rental agreement. If applicable, it will be sent after the booking is confirmed.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.

With over 73 acres of protected land, two lakes, and kayaks and fishing poles ready to go, this is a rare find for guests seeking genuine seclusion without sacrificing comfort or style.
The home unfolds across three thoughtfully designed levels, each offering its own distinct atmosphere. The heart of the home is a dramatic great room with soaring vaulted ceilings, red oak hardwood floors, and design that balances warmth with understated elegance. Large windows flood the space with natural light, while a careful attention to material and detail throughout gives the home a calm, considered feel that invites you to slow down the moment you arrive.
The gourmet kitchen is fully equipped for serious cooking, featuring quartz and bluestone countertops, and a Viking range. Whether you're preparing a leisurely breakfast before a morning on the lake or settling in for a full group dinner, the kitchen is up to the task. The dining area seats six comfortably, making it well suited to the home's capacity, and in warmer months, dine outside on the deck just off the living room.
Upstairs, a stylish open loft overlooks the main living area and offers a laptop-friendly workspace alongside comfortable seating, ideal for a quiet read, a remote work session, or an afternoon unwinding above the action below.
All three bedrooms are furnished with queen beds. Two are located on the main level, and one on the lower level, each offering restful, well-appointed spaces with the home's characteristic clean lines and natural light. Each bedroom comfortably sleeps two, with the home accommodating up to six guests total.
Two full bathrooms serve the home. The shared bathroom on the main floor features a classic bath and shower combination, and the lower level bathroom offers a walk-in standing shower and laundry facilities.

The main access routes are the NY-17 E, Palisades Interstate Pkwy S and FDR Dr. We strongly recommend a 4x4 or a car with four-wheel drive, especially in winter, to handle snow and gravel roads.
