A super cute place with lovely design and decor. Loved being able to walk to the lake for morning coffee. And the back patio was a wonderful place to hang with the family.

A bit of a mixed experience at this cottage:
PROS
– great host, super responsive and helpful
– great location with lake access and SUPs and kayaks to borrow
– fantastic back porch, better in real life than in photographs
– mattresses are some of the best we have ever slept on
– well equipped kitchen
– TV worked well with all the streaming services available
– well equipped for small kids 👍🏻
CONS
– the house, especially the lower floor, was damp and had a very mouldy smell. Towels didn’t dry and the bedroom and especially the bathroom really stunk. This is not hard to fix, but it was very unpleasant.
– a huge problem with flies, probably due to the (otherwise very friendly) neighbour who has several chicken coops which attract flies. We had to hang numerous fly traps all over the house and they were full within 30 minutes. Once traps were fixed it got better. (Screens on windows not great)
– it was superficially clean, but in some areas really needs to be properly cleaned

The house was just like the photos and plenty lake…
The house was just like the photos and plenty lake toys but the house is just a short walk to the lake and is not lakefront or lake views and to gain access to lake was a little uncomfortable because you’re entering another property to get on to the lake.
But over all it’s was a great stay and this was our first time renting from Airbnb and will definitely recommend Red cottage to rent from the communication was excellent!

Black Fern Lake House is a hip and intimate hideaway located in the Catskill Park and just a brief walk down the dead end lane to the lake. Deeded lake rights ensure three seasons of fun on the water: boating, fishing and in the summer, swimming.
Entering via the screened porch — a mega hangout spot during warmer months — the modern, dark facade gives way to whitewashed interiors. It is open plan, yet cozy, exuding a modern cabin vibe. The kitchen has all of the essentials, basic yet full stocked. The living room and dining area are pulled together by a shared wood stove.
A short hallway off the common area leads to two minimalist queen bedrooms, featuring artwork and layers of wonderful textiles for a tucked-in feeling. The two rooms share a common bathroom off the hallway.
The spiral staircase leads to a finished basement. Here you'll find the third large bedroom with a queen bed and an additional twin daybed. A second shared bathroom is just beyond, off the hallway.
The house is located in a populated (and popular) lake community but at the end of a wooded spur road. The shared lake access point is just a 3-minute walk past a handful of neighboring cottages.
Located in the Catskill Park and just a short drive to Livingston Manor, Black Fern Lake House is an ideally located jumping off point for all of your Upstate explorations.

Neighborhood
Black Fern Lake House, located in the heart of the Catskills, is just outside the hamlet of Livingston Manor. This quaint walkable town has lots of explore-worthy stores and restaurants. Grab a sandwich and local groceries at Main Street Farm, enjoy wood-fired pizza outdoors at The Kaatskeller, pick up some local wines at Upstream, or shop the farmers market. Try fly fishing on Willowemoc Creek, golf nearby at Sullivan Country Country Club, horseback ride at Bridle Hill Farm, visit the alpacas at Buck Brook Farm, or explore the various hikes around the Catskills. We have a local guide we share with all our guests to help you get the most of your stay.
Getting Around
Black Fern Lake House is less than two hours from New York City, and while you'll definitely want a car to get there and around the area, there is also a Short Line bus to the city from Monticello, about 20 minutes away. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads.
