House Rules
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
AGE REQUIREMENT
Primary guest booking must be 25 years or older. The person booking should also not have any negative reviews.
PETS
Well-behaved pets are allowed with prior approval (and $75 fee per pet, per stay) but are never permitted on the furniture and particularly not in beds. Please clean up after your pet both inside and outside the house.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

We made use of all the seating areas in the house, it was great for the kids to get space away from the adults and each other when necessary. We made use of the exercise space and also took walks outside when weather permitted.
The fire pit was great for roasting marshmallows and just relaxing. We really enjoyed our time and can’t wait to come back next summer!

Main floor layout is a bit funky with essentially two dining rooms (one too many?) but only a small living room overlooking the front entrance / garage.
That said, we managed to very comfortably fit three couples and respective babies / kid notwithstanding a severe snow/wind storm (thank you generator).
Good communication from host/mgmt company throughout the long weekend.
The host organization was very responsive when we called for help with various items. For example, we had a few troubles with the electronically controlled items (washer, entry keypad). There was a glitch with the trash pick up, but in the end, all was fine.
Finally, the well ran very low toward the end of our stay, resulting in brown water in the house. The host organization was very responsive regarding this issue, but all that could be done was to wait for it to replenish itself. During this time, we used bottled water. After about 24 hours, we were able to shower, but continued to use bottled water for drinking.
The grounds are beautiful. Lawn is well manicured. The pool and the hot tub are amazing. The pool house also has a bathroom, ice maker, fridge and speaker, again everything you could need. There’s a great grill as well.
The host is responsive we needed an item and they responded and were able to accommodate the ask.
My one recommendation is the Walmart and ShopRite are the closest stores but they are a 25 min drive away so make sure you get everyone you need before heading to the house because it’s an hr round trip to pick anything up.
My party and I really enjoyed. I would stay here again.
