House Rules
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
PETS
Well-behaved are allowed with prior approval (and $75 fee per pet, per stay) but are never permitted on the furniture and particularly not in beds. Please clean up after your pet both inside and outside the house.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The Home
The Grey House, a mid-19th century farmhouse, boasts two inviting living rooms adorned with fireplaces, a cozy reading/library nook, a fully equipped kitchen, and a dining area, all nicely set into the hillside. On the second floor, discover three spacious bedrooms and a delightful children's room, accompanied by two baths. The master bedroom offers direct access to the heated gunite pool. A patio off the kitchen offers guests a perfect spot to savor the fresh outdoors.
The Red House, a handsome barn-style guesthouse, perches on a knoll offering commanding views of the surroundings. Its 2,400 square feet include a vaulted great room opening to a stone terrace and covered porch. The large country kitchen and indoor dining area, along with a wonderfully large red library-wall, add to the allure. Two guest rooms and two bathrooms complete this delightful retreat.
In the Blue House, a loft apartment above the detached garage provides a separate accommodation with a Queen bed, kitchenette, and office space and yet another wall of books! PLEASE NOTE: This space does not have AC. We are happy to provide fans if needed.
Beyond the well-designed interiors, the property beckons with a private pool overlooking a pond and meadows, creating a picturesque setting for outdoor enjoyment. Expansive outdoor decks invite guests to savor the surrounding natural beauty and the property's vast gardens, woodlands, and a pond offer lots of eye catching opportunities on your leisurely strolls.

The Red House: Features a mini-split unit in the living area. Please note: the bedrooms are not air-conditioned.
The Grey House: Fully equipped with central air conditioning for whole-home comfort.
The Blue Apartment (Loft): This unit does not have air conditioning but includes a ceiling fan for air circulation.
