House Rules
Check-in is at 4pm unless otherwise agreed to in writing.
DEPARTURE
Check-out is by 11am unless otherwise stated in writing. The cleaner will be arriving shortly after to begin preparing for the next renters.
PETS
Well-behaved dogs are allowed with prior approval (and $75 fee per pet, per stay) but are never permitted on the furniture and particularly not in beds. Please clean up after your pet both inside and outside the house. Sorry, pets are not permitted.
SMOKING
No smoking is permitted inside the house. If you must smoke, please do so outside and dispose of butts properly.
SEPTIC
Please be mindful of the septic system and do not flush anything down the toilets or drains other than toilet paper. This includes any and all personal hygiene products, baby wipes, bleaches and strong chemical cleaners.
BUGS
To avoid unwanted bugs and critters, please do not leave food out or doors open. As well, lyme, a tick-born disease, is a concern in the Hudson Valley and Catskills regions. Please be mindful by wearing long pants and sleeves while hiking or playing outdoors, and remember to check yourself, kids, and pets daily for ticks.
WINTER WEATHER:
In the winter, we recommend a car with four-wheel drive that can handle the snow and slippery roads. While we have someone that plows and salts the roads, weather in the area can be unpredictable so please check and plan accordingly.

The living room, centered around a cozy fireplace, invites you to relax in its comfortable seating while large picture windows frame scenic views. A second seating area, featuring another fireplace and a flatscreen TV, provides a perfect spot for unwinding. The fully equipped kitchen is a chef's delight, boasting a large island, eat-in bar, blue cabinets, and a beautifully tiled backsplash. Adjacent to the kitchen, a charming dining area seats six, offering a lovely spot for meals shared with loved ones. For book lovers, a delightful library nook filled with literary treasures awaits.
Upstairs, the Grey House offers three restful bedrooms and a delightful children's room. The first bedroom features a queen bed and a convenient table set up for remote work. The second bedroom, with a double bed, enchants with its striking wallpaper covering both the walls and ceiling, while the third bedroom offers another double bed and a cozy wood-burning stove. The children's room, complete with a toddler bed, adds a touch of family-friendly charm. Two well-appointed bathrooms with tub and shower combos ensure comfort and convenience for all.
The Blue House, a loft apartment above the detached garage, provides a private retreat with its own queen bed, kitchenette, and an office space complete with a Peloton bike. Another wall of books offers even more literary delights, making this a perfect hideaway for privacy and relaxation.
Outside, the sprawling estate unfolds with a serene pond and breathtaking meadow views, creating an idyllic setting for relaxation and connection with nature.
